Wellman 3D Realty creates Matterport 3D Virtual Tours

Prospective buyers who visit select listings on Zillow can now easily access online 3-D models that let them virtually explore properties without ever visiting them in person.

Zillow’s hosting of the 3-D models marks a pivotal step for the growth of 3-D technology in real estate.

A small but growing number of real estate agents have been producing immersive 3-D visualizations for listings.

But now that the leading U.S. listing portal can put the representations in front of prospective buyers, adoption of 3-D technology in the industry could accelerate.

The 3-D models available on some listing pages on Zillow are powered by Matterport, which provides the camera and software needed to generate the representations.

Zillow users who visit listing pages with 3-D models can access the models by clicking a tab that says “Launch 3-D Tour” that sits just beneath listing photos, or by clicking an image showing an image of a 3-D model that appears under a listing’s property details.

The models are available on Zillow property detail pages for listings in markets across the country. The listing portal sent to Inman 3-D model-equipped property detail pages for listings in Chicago, New Canaan, Connecticut, and Old Tappan, New Jersey.

Matterport and Zillow did not immediately respond to Inman when asked how real estate agents can get Matterport models to appear on Zillow.

But Matterport has integrated with at least one multiple listing service to allow members to add Matterport models to MLS listings for syndication to listing portals.

Matterport announced in late April that it had partnered with the San Francisco Association of Realtors (SFAR) to add a field to the association’s MLS system that lets members add Matterport models to their listings.

The field enables listing portals like Zillow and Homes.com “to identify and properly display” Matterport’s models, opening the door for buyers to access Matterport’s interactive visualizations through the most popular real estate search sites, Matterport said.

3-D virtual tours of multi-floor homes just got a whole lot easier

Matterport's models let users peel away floors and teleport between them.

3-D virtual tour provider Matterport has added new features to its interactive online models that allow prospective buyers to more easily navigate and visualize homes with multiple floors.

The enhancements represent one of the latest advancements in 3-D technology, which some real estate agents are using to grab the attention of potential buyers, win listings and stay top of mind with past clients.

Matterport’s 3D Showcase lets users virtually saunter around photo-realistic 3-D representations of homes. But previously, traveling between floors could be tricky. Users had to stroll up or down stairs and couldn’t isolate individual floors in the product’s “Dollhouse” view, which provides an aerial view of a model.

The new features address those problems by allowing users to virtually teleport between floors and “peel away” floors from the “Dollhouse” view.

“Matterport’s 3D Showcase delivers a highly immersive experience that gives users the feeling of moving through a space that in some ways is better than actually being there,” said Bill Brown, CEO of Matterport, in a statement.

“Now with the latest release of 3D Showcase, visualizing and navigating multiple levels in homes and other spaces has never been easier.”

Matterport’s product relies on a camera that captures data on spaces and cloud-based software that renders that data into immersive 3-D models.

People can easily share Matterport models and may view them on tablets, laptops or smartphones, as well as some brands of virtual reality headsets.

Check a Home's Insurance Rating Before Purchasing - C.L.U.E.

There is a little known insurance database called Comprehensive Loss Underwriting Exchange (CLUE) used by member companies to determine the risk for a specific home. In plain english this means the home you are about to buy could be considered a bad insurance risk.

When a new property owner applies for homeowners insurance, a CLUE report is requested. If that home has had a claim in the past 7 years, it could cost the new homeowner a lot of money.

A more expensive homeowners policy isn't the only problem to consider if previous claims are discovered. What if the damage wasn't fixed properly? What if it wasn't fixed at all?

Currently, the SC Residential Property Condition Disclosure Statement (Property Disclosure) does not ask if the current owner has ever put in an insurance claim. As the potential new owner (the Buyer), if you have any concerns you should check the insurance history of the home before the end of the Inspection Phase - usually 10-12 days after the contract was signed by all parties.

If this is news to you, don't feel left out. Most real estate agents don't have a CLUE either.

Do not rely on Zillow to price your home

Zillow is a good web site to search for homes for sale. However, Zillow does a poor job of valuing a home. The reason is simple - Most times Zillow doesn't have enough information to make an accurate value assessment.

Below is an excerpt from an article from Inman News:

"In my opinion, the biggest issue with the Zestimate is its inability to take into account items such as home features, upgrades and the condition of a property. Those items require an actual human to take an in-depth look at your property and determine how it truly compares to another property. Once that determination is made, proper adjustments to the value are made.

I’m not here to bash the Zestimate. It works OK for general property value estimates, especially when the home is in a subdivision of similar homes. A home is most likely the single largest item you will sell in your lifetime. Do yourself a favor and do not use the Zestimate as a pricing tool for your home — it could end up costing you tens of thousands of dollars."

You will be better served using data from a local Multiple Listing Service and a local real estate Broker.
